At Gentoo we believe everyone has the right to live in a good quality home they can afford. We're committed to providing great homes and strong communities in Sunderland and aim to deliver more than 700 additional homes in the city by 2029.

Our Affordable Homes Programme will deliver much needed new homes in a variety of tenures, including Shared Ownership, Affordable Rent and Social Rent. Our aim is to not just deliver homes, but to create neighbourhoods and places that people are proud to be part of, which contributes to Sunderland’s wider ongoing transformation.


Chester Gate phase two development

The site is located to the north of Chester Road and to the south of Presthope Road. The site is brownfield and currently overgrown with vegetation. The proposed development has new routes that will connect the existing footpaths on Pickering Road, Presthope Road, Portslade Road and the Phase 1 development.


Proposed Homes

The proposed residential development will deliver approximately 296 new homes, likely comprising 2-bedroom apartments, bungalows, and 2, 3 and 4-bedroom family houses.

Gentoo has carefully designed the homes for their Affordable Homes Programme. The design includes repeating roof profiles, large vertical windows, and contemporary detailing. The homes' design focuses on volume and light.

Ground-floor ceiling heights have been increased, creating volume and enabling the provision of larger windows. Incorporating feature brick relief panels adds interest to the elevations, and the use of grey doors and canopies gives the homes a modern feel.


Proposed tenures

The proposed homes will be delivered as affordable housing and available for Shared Ownership, Affordable Rent and /or Social Rent.

"Affordable Rent" is housing guaranteed to be rented out at less than 20% of market value.

"Shared Ownership" allows residents to buy a percentage of their home and pay rent on the remainder at a discounted rate.

"Social rent" is housing that is rented out to customers in low incomes.


Provide feedback

We want to work with the local community to deliver developments which have a positive impact on the area and ensure local people have a voice in shaping proposals.
